We are very fortunate to have had the opportunity to work with Josh Lewis, Certified Mortgage Planner with The Mortgage Guild for the past six months. When we first met Josh, our interest was in a re-finance of our home mortgage. Having minor credit blemishes on our credit histories, it was our belief that we would probably not be able to obtain a quality loan from a reputable company. As well, we had a large HELOC to pay-off with a large pre-payment penalty that would probably mean that we would not end up with much cash out, if any at all. “Enter Josh Lewis!”

Josh took the time to talk with us and asked the right questions that lead to the development of our personal financial goals. He made sure that our re-fi was done for the right reasons and not as a quick reaction to solve a short term problem. He put together a strategy that would allow us to pay off our debt and to have a lower monthly payment overall. The loan obtained would allow us to have cash out which we could put to work for us. He spoke with us about discipline in channeling the extra money we saved to the right places. Upon seeing our credit blemishes, Josh offered his personal assistance in helping to clean up our credit. I remember countless calls from the talented Angela Lewis in the follow-up on credit issues. One missing piece of paper can end the loan process and Angela Lewis makes sure that every “I” is dotted and every “T” is crossed. We were astounded by not only the offer of assistance, but the actual follow through in action. We were used to someone “selling us a loan,” not helping us to ensure that we would have a good financial picture for successes down the line. We had our home appraised, only to be disappointed that it did not appraise at what we expected. However, when we found out that a home nearby had recently sold and might play a role in increasing the value of our home, Josh’s strategy was to stall the loan process until the real estate transaction of that home closed and then, have our home appraisal updated. The result of his strategy was a larger loan available to us and more cash out……cash that can now be invested in our future. With the success of this event, we requested a re-fi on a rental property we own. “Josh enters again!” His strategy was to wait 45 days or so for all of our credit repairs and bill payoffs to hit our credit history. This would allow us a better loan! More sound advice from a professional who cares!

The end of the story is that we received a quality loan from a reputable company. We received the right load for our particular financial goals. We paid off all debt. Josh made sure that we paid the HELOC, but did not close the account, thus avoiding costly prepayment penalties and insuring that we still have a $100K line of credit available to us. Our monthly mortgage payment is substantially less than we were paying before for our mortgage and all other debt combined. Is that the end of the Josh Lewis story? No. We now have money to invest. Once again, “Enter Josh Lewis!” He is busy planning strategies and looking for creative options to make our money work for us, in the hopes that one day, we won’t have to be working so hard.

Every time we have followed Josh’s advice we have come out ahead of the game. It took almost two years for us to buy our home after first meeting with Josh. He told us that the market was great and we needed to stop paying rent and start building equity. We finally listened and bought our home in 2002. Since then our home went up in value over $300,000.00. That’s money we would never have had if we didn’t listen to Josh. If we had only bought when he first told us to we would have another $100,000.00.

I consider Josh Lewis to be a member of my financial team, just like my CPA, lawyers and money managers.
